Property Management Services

Rental Management

🕒 Short-Term Rentals (Airbnb, VRBO, etc.)

Minimum $150/month

Includes:

  • Listing creation and optimization on Airbnb/VRBO
     
  • Guest communication and check-in coordination
     
  • Cleaning and turnover scheduling
     
  • Maintenance coordination and supply restocking
     
  • Monthly performance reporting

📆 Mid- & Long-Term Rentals

Minimum $125/month

Includes:

  • Marketing and listing management
     
  • Tenant screening and lease execution
     
  • Rent collection and accounting
     
  • Maintenance and vendor coordination
     
  • Move-in/move-out inspections
     
  • Monthly owner reports

👥Tenant Placement ONLY

Minimum $50/month, per listing

Includes:

  • Marketing and listing management
     
  • Tenant screening and lease execution
     
  • First month's rent and security deposit collection
     
  • Move-in/move-out inspections
     



Maintenance Management ONLY

Our Maintenance Management service is designed for owners who need trusted, local help coordinating and overseeing maintenance or repair work. We manage the scheduling, vendor communication, and verification — so you don’t have to be on-site. If you think you need this service more often, let's chat!

🏠 Occupied Properties

$100/per visit

Ideal for:
Landlords or homeowners with tenants who need in-person coordination for maintenance, repairs, or vendor visits.

Includes:

  • Scheduling and coordinating the vendor or technician
     
  • Communicating with tenants to arrange access
     
  • On-site presence during service (as needed)
     
  • Verifying service completion and quality
     
  • Follow-up report with photos and notes

🏡 Non-Occupied Properties

$150/per visit

Ideal for:
Absentee or out-of-state owners who need dependable, local oversight for maintenance, deliveries, or inspections when no one is on-site.

Includes:

  • Scheduling and supervising vendors or service providers
     
  • Two property visits per service (initial + completion verification)
     
  • Inspection with photo/video documentation
     
  • Optional mail retrieval or small task coordination
     
  • Detailed service report with photos and updates
     


🔧 Optional Add-On Services

Property Check (Vacant)

$50-75/per visit


Includes:

  • Inspection + report with photos

Emergency Response Visit

$100/per visit

Includes:

  • On-site attendance for urgent issues
  • Additional oversight can be discussed if emergency persists.
